Lots to do both on the property and in the surrounding area. Great location near downtown Chandler, golf courses and shopping. Easy access to freeways (Loops 202 & 101, SR87, US60 & I10).

Outside we offer a backyard oasis with a large covered patio, lounge chairs to soak up the sun by the pool and a putting green if you love golf. Inside is spacious and comfortable offering a full size arcade game unit with 3000+ classic games, foosball table, board games, books and Annie's cozy reading corner.

Home is located in a clean suburban neighborhood typical for the area. Neighborhood consists of well kept single family homes with families and friendly neighbors. It has the typical activities found in such a location with families and pets and the sounds heard from these neighborhood activities. Centrally located and close to several grocery stores, restaurants and downtown Chandler. Parking in driveway and on-street. Bordering towns are Phoenix, Tempe, Mesa and Gilbert.

Pool: Heated pool option available for an additional $50/night or $315/week (plus tax). Please specify if you would like pool heat when booking. Pool will be set to 87F using a new pool heat pump. Note, when ambient temps fall below 50F heater may struggle to maintain 87F. Host is not responsible for extreme weather lows and pool heat pump malfunctions, therefore, no refunds will be provided. Pool will be and is scheduled to be cleaned once per week.

PLEASE READ THE FOLLOWING PRIOR TO BOOKING. It is important you read and understand the rules and our policies.

A $1,000 refundable security deposit is required. Deposit is in the form of a pre-authorized credit card hold. Deposit will be returned in full if booking is cancelled by either party before check in (cancellation by guest may be subject to a $30.00 cancellation fee). Deposit covers any rule violations and damages caused thereby. If there are no issues during the stay and at check out, deposit will be released in full within 7 business days. Please read rules attached to the agreementfor information regarding potential charges.

Home does not have cable. There is Wi-Fi included. Each TV has a Roku with major broadcast and network channel apps. Live programming is available through these apps. If a guest would like additional channels or programming they would need to start a free Roku account.

A "starter" set up of Toilet Paper (2 rolls per bathroom), Paper Towels (2 rolls), and Laundry Detergent (4 laundry pods) are provided. Guest shall be responsible for purchasing these items additionally as needed.

** The house sleeps 6 persons. The number of guests booked at time of reservation shall be the number allowed during the stay. Please contact host if number of guests changes and/or if more guests need to be added to the reservation. Unregistered guests are not allowed overnight occupancy. Any undisclosed/unregistered guest(s) above 6 shall result in a $100 per person/per night charge. Host shall make a determination to either cancel the reservation or charge the $100 per person/per night for guest overages.

** We have a strict policy prohibiting parties, large gatherings and events on the property. THIS IS NOT A PARTY HOUSE. Occupancy is 6 persons. No more than 8 persons on the property at a time. Large gatherings include but are not limited to family gatherings of more than 8, family bbq, cookouts, team parties/celebrations, weddings, reunions, graduation parties, etc. If guest wishes to have a party, gathering or celebration there are several public parks and other venues in the area. Any gatherings on the property shall be deemed breach of contract. Any guests attempting to have or planning such gatherings should not book this property. If after check-in a guest has more people staying on the property than what was disclosed at time of reservation or has not notified host of extra numbers and/or has more than 8 persons on the property at one time, guest will be deemed in violation of the rules.

Please note: There are SECURITY CAMERAS on the exterior of the house. One at the front door, one at the driveway, one at the gate and one on the side walkway.

** We require and will send aShort Term Rental Agreement and Liability Waiver for signature and will request a copy of booking guest'sidentification to confirm who we are entering into an agreement with and to comply withlocal Short Term Rental regulations and requirements. The Agreement, Waiver, I.D. and deposit are required to gain access to property. Access code will be provided to guest the day before check in. Booking is not guaranteed until these requirements are met.

Guest has access to entire house but not the garage.
